Thermal Imaging Inspections

Thermal Imaging is the fastest growing technology in the home inspection industry. It allows your inspector to identify items that might normally be completely hidden from view. Thermal imaging is highly effective for Energy Loss Detection, Leak Detection, Electrical Inspection, Post-Repair Verification, and much more. The infrared camera allows us to see a great many things that are simply invisible to the naked eye, no matter how experienced we may be. The truth is inspectors can still offer quality service without the camera, but no one can deny that thermal imaging makes any inspector stronger and any inspection far more complete. At Cenla Home Inspections we are making every effort to provide our customers with the highest quality inspection possible and Thermal Imaging is a vital part of a complete home inspection. Of course there are still limitations as far as what we are able to find at inspection, but there are a lot fewer of them when you use the absolute best technology available. Please understand, however, that Thermal Imaging is not x-ray vision and should not be considered as such. The camera serves to show apparent temperature anomalies that require further verification with additional tools.

The picture on the left shows an exterior wall at a condo complex. The picture on the right shows the same exact wall, but you can clearly see a plumbing leak (darker colors indicate cooler surface temperatures) originating from the third floor that is completely invisible to the naked eye. As an experienced inspector, this kind of thing makes me shudder. There is no way to see this without the thermal image. In addition to the damage to the wall (interior and exterior), you have to consider that mold thrives in situations like these. This is a tremendous advantage provided by thermal imaging, and a find like this can save you thousands of dollars.

The picture on the left shows your average ceiling in a standard bedroom. The thermal image clearly shows a large area of missing or compressed insulation. The darker, purple area has a much cooler surface temperature, which is exactly the type of thing we investigate further. In this case, adding or re-distributing the insulation will provide substantial energy savings. Over the course of ownership, this small find alone can easily save you hundreds in future energy costs.

Leaky ducts can easily cost you hundreds of dollars per year in wasted energy. Thermal Imaging locates small holes and breaks beneath insulation that we just can't see otherwise. The blue spots in the pictures to the left are areas of leakage, where ducts were attached improperly leading to substantial cooling loss in the attic. Ducts that are not secured or connected properly can allow condensation to form, encouraging mold growth or dripping to your ceiling and causing damage.

1) The left-hand picture is your average closet ceiling... nothing to see here, right?!
2) The center picture is a thermal image of the same exact area... the dark spotting is a possible moisture issue.
3) The right-hand picture is a moisture meter confirming that there was a leak from an upstairs bathroom. This house was fully renovated: new paint and texture, new carpet, and hidden leaks! This simply would not have been found without the benefit of Thermal Imaging.
